Clarifications / RESPONSES to CLOSED RFP on AMFEMS Station 36


  1. On page 5 of CMaR Presentation 01_20_26: Overall Design Schedule, the CM at Risk notice to proceed is listed as 2/24/2026. That date is also listed as the date to begin the 11-day CMR Estimate #1. There is no window for OWNER/CM contract review and signing prior to beginning work on the first estimate. Will dates be added for this?

 The proposed Project Schedule should be considered a rough outline of activities that has been developed for CM@R Procurement and Design activities. Once the CM@R is onboard, the Owner, CM and Architect will finalize a schedule. The Owner is however interested in the CM@R’s thoughts on Schedule and is part of the RFP response and interview.

 

 2. Is the two-week estimating phase described in the RFP (page 3, paragraph 4) negotiable as to allow the CM more time to solicit an optimum number of subcontractor cost estimates and check for accuracy?

 

  1. Will the schedule be extended due to document distribution and potential addendums? (Two weeks may not allow proper time for questions and answers, which will increase the accuracy of the quotes we receive).

3.  There is reference to the “RFP Fee Template” that we need to complete prior to the interview. Can you please tell us how to find that template?

 

1. What exactly is to be included in the CMaR Fee (General Conditions, Builder’s Risk, P&P Bond, etc.)

Fee Template is attached to the RFP email dated January 15, 2026. Please use the excel file (CMR FRP Fee Template rev2.xlsx). This file has the Project Name (AMFEMS Station 36) and the Estimated Cost of Work ($5,000,000) pre-populated in the pink cells at the top of the document. The Fee Template describes the requirements of what is to be included in the proposal.

 

 

4. If not in-house with the Design Firm, can you tell us who the MEP, Site/Civil, and Structural Engineers are for this project?

MEP, Site/Civil and Structural Engineering are all performed in-house along with the Architecture by PRIME AE.

 

5. Will the Geotech report be provided to shortlist contractors?

 The Geotech report will be furnished to the awarded CM@R

 

6. What technology is available at the interview site? (TV, HDMI cabling, etc.)

 There will be a TV monitor and the ability to connect via HDMI cabling. A 360 degree meeting camera will also be available if needed for remote participation if necessary.

 

 7. Will we receive additional drawings for Estimate #1?

 It is the intent that the Architect will have Schematic Design level documents complete and ready for Estimate #1, that will include drawings and/or appropriate level of narratives and specifications/ product cut sheets to describe design intent.

 

8. Will we receive at minimum, a narrative from the Design Consultants (structural, mechanical, electrical, plumbing) if drawings are not complete for Estimate #1?

9.  What is the construction of the building envelope: Structural Steel? Metal Studs with Masonry Exterior? EIFS? CMU? Metal Roof? TPO Roof?

The building envelope has not been determined. This is something that the Owner and Design Team are looking for collaboration and input from the CM@R to determine best solution for this project. Initial assumptions are masonry exterior and due to the nature of the project and requirements for durability, there are assumptions for CMU or other durable materials for interior surfaces. These specifics will be resolved during subsequent design phases and the development of the GMP.


10. A vendor also asked, "I can confirm receipt of all documents 1-8 except for the Exhibit A - GMP amendment. I have the GMP sample contract and general conditions but not this document.”


Response:

The Exhibit A - GMP amendment will not be needed until the project reaches the GMP stage and the CM@R’s contract is updated to include the GMP.
